Baselane vs. Stessa: Banking and Bookkeeping for Landlords

Baselane and Stessa both combine landlord banking with property-level bookkeeping, but their strengths feel different once you use them as an operating system.

Start with Baselane if separate accounts, rent collection and day-to-day money movement are the priority. Start with Stessa if portfolio reporting and tax-ready performance tracking are the center of the decision.

In this guide

Small landlords do not need a miniature corporate office. They need a system they can keep current while also handling the actual properties.

The short answer

My take: Start with Baselane if separate accounts, rent collection and day-to-day money movement are the priority. Start with Stessa if portfolio reporting and tax-ready performance tracking are the center of the decision.

Both offer free entry points and paid upgrades. Baselane is strongest as a banking-first workflow: accounts, virtual envelopes, transaction tagging, rent collection and Schedule E-friendly records. Stessa feels more like portfolio reporting that expanded into banking, leasing and operations.

What matters in the real workflow

Do not compare APY alone. Rates change. Compare how many accounts you can open, how transactions are assigned, what your accountant receives and whether you can correct a messy transaction without creating more work.

Do not rebuild your process around a product before testing it. Put one normal month through the workflow and count the manual handoffs, corrections and separate logins it still requires.

Cost is more than the advertised price

Separate fixed costs from usage costs. Then calculate the total for your actual unit count, expected turnovers and monthly payments instead of comparing marketing headlines.

A practical way to decide

  1. Name the two workflows causing the most repeated work.
  2. Test those workflows with real portfolio information.
  3. Calculate the complete first-year cost.
  4. Check the tenant experience, exports and cancellation process.
  5. Choose the simplest option that solves the named problem.
Next step

Use the decision on your own portfolio.

Do not buy from the feature list alone. Compare the actual workflow, total cost and records you will receive at month-end.

Bottom line

Start with Baselane if separate accounts, rent collection and day-to-day money movement are the priority. Start with Stessa if portfolio reporting and tax-ready performance tracking are the center of the decision. Choose the option that removes a problem you can name. If nothing measurable becomes easier, the extra software is only another account to maintain.
