How much does DoorLoop cost?

DoorLoop's pricing page shows monthly minimums of $199 for One, $299 for Connect and $399 for Multiply. Your unit count, billing term and agreement determine the actual subscription. Both monthly and yearly billing are offered; confirm the exact rate for your selected term rather than applying an assumed discount.

For a small portfolio, the minimum matters more than the advertised per-unit rate. For example, $199 divided across five units is $39.80 per unit per month before additional costs. Use your written quote in the estimator below.

Plan your software budget

DoorLoop cost calculator

Starts with an illustrative five-unit budget using the published One minimum. All amounts are editable. This is a planning estimate, not a DoorLoop quote.

For yearly billing, enter the annual subscription quote divided by 12. Changing the billing term does not invent a discount or change your entered rate. Zero setup and other costs mean “not included in this example,” not a promise that these charges are waived.

Illustrative inputs — replace with your quote.

Estimated first year$2,478.00
Ongoing annual budget$2,478.00
Ongoing cost / unit / month$41.30

Subscription $2,388.00 + owner-paid ACH $90.00 + other annual costs $0.00 + setup $0.00 = $2,478.00 in the first year.

Monthly subscription charge: $199.00. Payment fees and other costs may be billed separately.

Tenant-paid ACH fees in this example: $0.00 per year.

Excludes taxes, card and returned-payment fees, prorations and any costs you have not entered. Other annual costs repeat in the ongoing budget; setup is counted only in year one. Values stay in this page and are not saved.

Published minimums are reference points, not a quote for every unit count or billing term. DoorLoop's Help Center says Multiply is invitation-only. Verify availability and total charges directly.

Fees beyond the subscription

The current Help Center lists incoming ACH at $1.50 per transaction on One and included on Connect and Multiply. It lists eSignatures and merchant-account applications as included on these new plans. Older plans retain their own fees.

Card payments, screening, extra communication credits and returned payments can still add costs. Ask which party pays each charge. Applicant- or tenant-paid fees affect their experience even when they do not appear in your owner budget.

Example: five rentals on the published One minimum

Assume a $199 monthly subscription equivalent and five ACH rent payments each month at $1.50 each, paid by the owner. Subscription: $199 × 12 = $2,388. ACH: 5 × 12 × $1.50 = $90. The annualized budget is $2,478, or $41.30 per unit per month.

This example excludes setup, taxes and other charges. If tenants pay the ACH fee, the owner's annual budget becomes $2,388 and tenants collectively pay $90 in ACH fees. An annual billing quote may use a different rate. Change the estimator inputs to match your agreement.

Which plan makes sense for a small landlord?

Start with the work you want the system to handle. At five units, a subscription minimum can be a substantial per-unit expense. Compare the budget with the value of the workflows you need, and request a demonstration using your rent, repair and bookkeeping tasks.

In the example above, absorbing ACH costs $90 annually. A $100 higher monthly subscription would add $1,200 annually, so ACH savings alone would not cover that difference. Evaluate other included features separately.

Questions to put in your written quote

  • Which plan, unit count and billing term does this price cover?
  • What will I pay now, over the first year and at renewal?
  • What onboarding, migration, add-on or usage charges apply?
  • Who pays processing fees, and which rates apply to my agreement?
  • What changes when I add units, switch plans or cancel?

Common DoorLoop pricing questions

Can I still use Starter, Pro or Premium?

DoorLoop says existing customers may keep their older plans. New-plan comparisons should use the current pricing page; existing customers should also check their account's subscription terms.

Does yearly billing cost less?

DoorLoop offers yearly pricing, but use the actual quote for your plan and unit count. The calculator does not automatically apply a discount.

Does this calculator include all fees?

No. It includes the subscription, ACH fees paid by the owner and costs you enter. Include expected additional charges in the “other annual owner-paid costs” field.
