Quick verdict: Compare DoorLoop for a platform with integrated communication and optional reception automation. Compare Buildium for its owner reporting and management-company workflows. For either product, your unit count, required features and full quote matter more than a general winner.

DoorLoop or Buildium: which should you choose?

I own and manage 25 rental properties. My comparison starts with the jobs I would need a system to do: track payments, keep repair conversations together and produce usable financial records. The recommendations here are editorial judgments about fit, rather than measured usability results.

DoorLoop has replaced its public Starter, Pro and Premium lineup with One, Connect and Multiply. Older customers can retain their previous plans. This comparison uses the current lineup; check your agreement if you already subscribe.

DoorLoop vs. Buildium pricing: compare the annual budget

DoorLoop shows monthly minimums of $199 for One, $299 for Connect and $399 for Multiply. Buildium lists starting prices of $62 for Essential, $192 for Growth and $400 for Premium. Request quotes for the same unit count and billing term; these starting figures are not quotes for every portfolio.

Illustrative five-unit, one-bank-account example

Assume the displayed entry rates, five bank-transfer payments monthly, owner-paid processing, and one Buildium business bank-account setup. No negotiated or annual discount is assumed.

Excludes onboarding, taxes, card payments, signatures, screening, add-ons and all unquoted costs. The lower subtotal does not mean identical features. If tenants pay processing, subtract that amount from the owner's budget and track it separately as a tenant cost. Use the editable DoorLoop cost calculator →

Tenant communication: messages, announcements and repair updates

DoorLoop brings calls, texts, portal messages and email into its Communication Center. Connect adds a Receptionist Agent. Buildium's Resident Center supports individual messages, property announcements, SMS and reminders, alongside repair updates. Confirm message allowances, automation and channel access in the quoted tier.

Scenario to demonstrateEvidence to request from both products
Tenant reports a leakShow the photo, conversation, assigned work order and next update in one record.
Water shutoff announcementSend to the affected property; show how staff identify replies and follow up.
Tenant misses a reminderDemonstrate available channels and what happens when a message fails.
Another team member takes overFind the prior thread, attachments and unresolved next step without using a personal phone.

These are suggested tests, not reported product results. Prefer the system your team and tenants can consistently use. A built-in inbox only helps if conversations stay there.

Online rent collection: test more than the payment button

Have both providers show a normal payment, a returned payment, a partial payment and a check received outside the system. Follow each through the tenant balance and month-end report. Ask about deposit timing, fee responsibility and correction permissions. For a wider shortlist, compare rent-payment apps.

Accounting and reporting: test your actual month-end

Ask each provider to reconcile a sample bank statement, assign expenses by property and export the reports your bookkeeper needs. If you manage for other owners, include an owner statement and distribution. The demonstration should show the required tier and any extra cost.

Maintenance: follow one request to completion

Start with a tenant photo, assign a vendor, schedule access, record the invoice and show the completion message. Confirm which steps require an add-on or another app. Do not count an advertised automation as time saved until it handles the way you work.

Leasing and screening: budget your turnover volume

Price the reports and signatures your actual annual turnover requires. Compare application steps, report scope and the records you retain. Our tenant-screening comparison separates report prices and payment responsibility.

Setup and daily use: check the migration work

Get a written list of what the provider imports, what you must enter and who checks opening balances. Ask for a sample report before moving live records. Plan the tenant invitation and payment transition as carefully as the subscription purchase.

Mobile access and support

During the demo or trial, repeat a payment lookup, tenant reply and repair update on a phone. Ask which support channels are included and who handles an import or reconciliation problem after onboarding.

Which one fits 1–10 or 10–50 rentals?

With 1–10 straightforward rentals, compare the minimum subscription with simpler tools before committing. With 10–50 rentals, include team permissions, reporting and repeat repair work. Managing other people's properties adds owner accounting requirements that a unit-count comparison alone misses.

When I would shortlist DoorLoop

When a unified communications workflow and the available automation address a specific bottleneck, and the written quote makes sense for the portfolio. Book a DoorLoop demo → Affiliate link.

My verdict: choose using the same three tests

Compare one payment problem, one repair conversation and one month-end reconciliation. Record the required plan, extra cost and remaining manual steps. Choose based on those results and the full annual budget.
