DoorLoop vs. RentRedi: Which Fits a Small Rental Portfolio?

DoorLoop offers deeper accounting, roles and operational controls. RentRedi offers one flat price, unlimited units and a lighter mobile-first system.

DoorLoop pricing update (October 19, 2026): DoorLoop now advertises One, Connect and Multiply. My test is fairly plain: will this make rent, repairs or the books easier on an average Tuesday, after the excitement of setup is gone?

The short answer

My take: Choose RentRedi when one owner wants an affordable all-in-one app. Choose DoorLoop when the portfolio has staff, outside owners or accounting workflows that need more structure.

RentRedi currently lists $12 per month on annual billing, $20 on a six-month term and $29.95 month to month, with unlimited properties and tenants. DoorLoop Starter begins at $69 per month on annual billing and caps that plan at 10 units. Those products are not really selling the same level of operating system.

What matters in the real workflow

I would test one real maintenance request, one rent deposit and one month-end reconciliation. RentRedi wins if simplicity is the goal. DoorLoop wins if permissions, reporting and repeatable team processes are the reason you are buying software.

Run the least glamorous test you can think of: a partial payment, a returned ACH, a receipt with two properties or a maintenance request that needs follow-up. That is where a system earns its place.

Cost is more than the advertised price

Price a complete year, including the small charges underneath the subscription. A low base price can become expensive when every payment, signature or bank account adds a fee.

A practical way to decide

  1. Name the two workflows causing the most repeated work.
  2. Test those workflows with real portfolio information.
  3. Calculate the complete first-year cost.
  4. Check the tenant experience, exports and cancellation process.
  5. Choose the simplest option that solves the named problem.
Next step

Use the decision on your own portfolio.

Do not buy from the feature list alone. Compare the actual workflow, total cost and records you will receive at month-end.

Bottom line

Choose RentRedi when one owner wants an affordable all-in-one app. Choose DoorLoop when the portfolio has staff, outside owners or accounting workflows that need more structure. A useful system leaves fewer loose ends at month-end and gives you records you would be comfortable handing to an accountant.
