Choose Avail for one or two units and occasional leasing. Choose RentRedi as the portfolio grows and a flat unlimited-unit price becomes more valuable.

Small landlords do not need a miniature corporate office. They need a system they can keep current while also handling the actual properties.

The short answer
Avail currently offers a $0-per-unit plan and Unlimited Plus at $9 per unit per month. RentRedi lists $12 per month when billed annually for unlimited properties. That means the price comparison changes quickly as units are added.
Annual subscription cost for 1, 5 and 10 rentals
Avail's free Unlimited plan remains free as you add units. Compare RentRedi against the paid Avail plan only if you need those upgrades.
| Plan | 1 unit | 5 units | 10 units |
|---|---|---|---|
| Avail Unlimited (free) | $0 | $0 | $0 |
| Avail Unlimited Plus ($9/unit/month) | $108 | $540 | $1,080 |
| RentRedi annual billing ($144/year) | $144 | $144 | $144 |
| RentRedi monthly billing ($29.95/month) | $359.40 | $359.40 | $359.40 |
These are subscription calculations, before transaction fees or optional services. RentRedi's $12 monthly equivalent requires annual billing; it is not its month-to-month price. At two units, paid Avail costs $216 per year versus RentRedi's $144 annual subscription. That does not make RentRedi cheaper than free Avail.
On Avail Unlimited, bank transfers cost tenants $2.50 per transfer; Unlimited Plus waives that fee. Card payments cost 3.5% on either plan. Compare who pays each fee and how many payments your tenants make, alongside your own subscription.

What matters in the real workflow
Do not ignore the tenant side. Test the application, payment setup and maintenance request flow. The landlord dashboard can look great while tenants struggle with the part they use every month.
Do not rebuild your process around a product before testing it. Put one normal month through the workflow and count the manual handoffs, corrections and separate logins it still requires.
Cost is more than the advertised price
Separate fixed costs from usage costs. Then calculate the total for your actual unit count, expected turnovers and monthly payments instead of comparing marketing headlines.
A practical way to decide
- Name the two workflows causing the most repeated work.
- Test those workflows with real portfolio information.
- Calculate the complete first-year cost.
- Check the tenant experience, exports and cancellation process.
- Choose the simplest option that solves the named problem.
Use the decision on your own portfolio.
Do not buy from the feature list alone. Compare the actual workflow, total cost and records you will receive at month-end.
